Paul Smith is an equity partner and co-founder of H2SO. He deals with all aspects of office agency for landlords and tenants, primarily in the West End, Midtown, Northern Fringes and Southbank where he has dealt with over 5 million square feet of space. Paul's role also includes design development consultancy, specifically to advise developers on tenants' requirements in terms of specification, layout, finishes etc.
Having co-founded Hodnett Martin Smith in 1987, recognised as one of the leading West End agency firms, Paul and his fellow directors sold the business to DTZ in 2005. For four years Paul was Head of West End office agency with a team of 18 professionals before establishing H2SO with John Olney, an investment specialist.
Notable recent projects Paul has worked on include:
- The acquisition, design development and part letting of D2 Private's 23 Savile Row W1 to Altima at a rent of £93.50 per sq ft
- The design development and letting of 60,000 sq ft at Great Portland Estate's Wells & More scheme at 45 Mortimer St W1 to New Look.
- The design development and disposal of 80,000 sq ft at 11-12 St James's Square SW1 for D2 Private where a letting to Permal Investments at £140 per sq ft represented a world record office rent.
- The acquisition of 160,000 sq ft for Marks & Spencer at European Land's "Carmine" development at Merchant Square, Paddington W2.
- The design development and disposal of 180,000 sq ft at Centrium, 61 Aldwych, WC2 for Tishman Speyer.
