Felix Fiennes is a partner in the H2SO Lease Advisory &
Asset Management team.
He was formerly a Director in the Lease Consultancy department
within the Central London Business Team at CBRE where he
specialised in West End offices advising a wide variety of
landlords and tenants. Prior to that, he had worked at Savills and
Cluttons.
He has specialised in the central London office market for 10 years advising a wide range of clients including landed estates, institutional investors, property companies, private landlords and occupiers. His expertise encompasses rent reviews, lease renewals, third-party proceedings, lease structuring and asset enhancement strategies. He has advised on many high profile lease issues for a wide range of clients including Derwent London, Great Portland Estates, Aberdeen Property Investors, Aviva, The Cadogan Estate, DTZ Investors and the Imperial War Museum.

- 200 Gray's Inn Road : currently advising Great Portland Estates in respect of the rent reviews in this 250,000 sq ft building
- 55 Grosvenor Street, Mayfair W1: achieved highest office rent at review - £115 per sq ft - in London
- Duke of York Square, Chelsea SW3: negotiated 30,000-sq ft rent review on behalf of The Cadogan Estate
- 15 Davies Street, Mayfair W1: negotiated the rent reviews on 12,500 sq ft of offices above Cipriani's restaurant
- Times Place, Pall Mall, St James's SW1: advised tenant, Doughty Hanson, on 45,000-sq ft of rent reviews and lease structuring
- Brock House, Great Portland Street, W1: advised Gascoyne on 30,000 sq ft of leasing and rent reviews in 2007 and providing continuing advice
- Waverley House, Noel Street W1: advised on various rent reviews, lease renewals and re-structurings
- 38 Hans Crescent, SW1: advised The Knightsbridge Estate on the rent review of this asset, forming the largest rent roll on the estate
- HMS Belfast: advised the Trustees of the Imperial War Museum on the licence fee review in respect of the mooring of this London landmark
- Bond Street House : advising iii in respect of asset management and rent reviews in this trophy, Grade A Mayfair asset
- Westcourt House, Old Marylebone Road : Advising Aviva Investors in respect of this 35,000 sq ft building let to Proximity London.
